I offered $40 and a buck a manual. Sound sane?

Too small to really tell. I wouldn't pay a buck a manual if they are in crappy condition either

my thought on the manuals was that I'd at least know what was in there, haha.

I would recommend digging a little further requesting more pictures or meeting up.  That lot could be half mega bloks for what is shown in the picture.  I could be wrong, but those big bulky pieces in the top right don't look Lego to me.  Minifigs there?

I understand but depending on the set they won't add any value so maybe try and get a lower price for those.
