Managed to grab two sets on amazon.com for $199.95 each today.

I just looked up the latest ToO listing sold on German ebay: price was 254,99€ including shipping. Cheapest ebay listing is now at 276,90€ shipped, cheapest listing on German amazon is 252,99€ including shipping. It will be interesting to see how prices will evolve from now on.

The German ebay listing for 276,90€ shipped is sold now. In addition, two auctions for this set already ended in the meantime: one for 258,50€ shipped, and another one for 280,54€ shipped. Also, some poor guy obviously didn't get the memo and accepted a best offer below his asking price of 220€ shipped. Currently some more auctions are running and cheapest buy-it-now is 289€ shipped.

I also checked the current developments on this set. And I was slightly enthausiastic.

However, keep in mind it is August. Many people are on holiday. When they come back I expect some more listings which automatically means people undercutting eachother. Also Germany in general is still very traditional. Their attention is not on Lego in the summer. I expect ebay lego sales to pick up next month when the summer holiday is over and schools have started again. Although tempting, I would not draw too much conclusions on this set too fast. 

They are still available in shops around here. Normally they would already be gone in 60 seconds. But it simply is no Lego season now. People are laying on the beach or in their garden pools.

Yes, it looks promising in general and especially since it is a LOTR set and had an MSRP of 200 Euros. Who knows, maybe this becomes the Haunted House of Middle Earth out of nowhere (for many, not all).

Well, it is an awesome set.  By far the best of the Lord of the Rings sets, so I wouldn't be shocked to see it at least be around 500 or higher in early 2017.

For me the chance of this becoming a surprise investment winner was big enough to get at least 5 of them when retirement  clouds got darker (around March) and double VIP was running. Since I did miss out on HH completely, I didnt want to risk the same again even if forecasts for the Tower's potential were less enthusiastic.
