You can't always go by the simple "cents per brick," especially with larger/special pieces (like tracks) and of course if it includes power functions.

What’s the best price people have seen on Ghostbusters HQ?  My local brick and mortar has them at 10% off and the online shop is backordered.  Apparently back to full price tomorrow.  Is this thing done or what?  I don’t want to miss my opportunity, but 10% without double points or something is a little “meh” for me.

Exactly.  A huge piece of ABS plastic track is one piece.  Price per piece is an excellent method to see if a deal is fair, but one has to consider minifigures, Power Functions, large bricks/pieces/plates/tracks, etc...when evaluating sets.  Weight of the set is also a great method to judge value.
