If you need one now to build go for it. If you're buying to resell be patient. Buying at 20% now will tie up funds, and you'll be getting undercut by those who bought in cheaper.

Open Excel, or paper and pencil, and walk yourself through the two scenarios and compare the end results. It's a wash. If you were talking $200,000 then it might be worth a deeper analysis about where else you could invest and get a nice interest rate perhaps, etc.
