I can't tell what the modulars are. He says there is a half garbage bag of Legos. Make an offer for any or all. Those are the pics.

The one on the right is something random, not interesting or worth anything.

The one on the left is obviously built from pieces of Green Grocer. All the green pieces are pretty expensive on bricklink. Looks like its big so if you re lucky it could contain most of the pieces. And you can bricklink the rest.

MOC Modulars sell as well. You don't get as good of prices but they demand a pretty penny for sure. I would say try the Green building to see if has the pieces needed for the Green Grocer. The bag could have some pieces so pick it up for sure. The pink building is not interesting at all unless you want it. It is a very niche product with unorthodox color and size so selling it would take a lot of time. Do not overestimate the possibilities of this lot because then you will pay more than you should. I made that mistake once and it was a long journey to break even, so be cautious.

Edit: Make sure green pieces are the legit sand green bricks. Sand green bricks are very special and expensive.

The minifigs definitely have some green grocer components, unless those are common minifigs. The guy hasn't responded yet.
